01.

Preparation - The Framework
  • The Framework Defines the Factors that Matter.
    • Define the relationships. We define the stakeholders in the investments you are considering making a change.  These may be family members, Trust or LLC entities and those who stand to gain or lose from any decision made.
    • Define the options we will consider that best identifies what you can do.
    • Create our version of a mission statement, so all parties are clear on what property(ies) are to be sold, refinanced, leveraged to minimalize tax liabilities.
    • Establish a base line.  This is a baseline of a timeline, from when the property was acquired to date.
    • Look at what a property is worth (with actual comps) versus what is the property worth to you and yours (from #1).
    • Now looking forward, we forecast what are the best-case scenarios to hold, or sell with considerations for the tax implications as set forth by your financial professional.
    Establish the Role of the Agent - Clarity of Purpose            Go beyond asking an agent "How many sales they had last year," and "How great thou art."  
  • Instead, ask, "how many years have you been marketing real estate" and more importantly, "Are you fully vested, as in You yourself own, manage and or develop real estate?"
  • If the above qualifiers aren't enough, ask for Certifications and references they can show you on their phone, right there, right now.

Execution & Analysis

  • The Process - Planning meets Execution.
    • The Mission Statement establishes the intent of the Seller plan, with the top priority clarified.
    • Relationships. Once defined, we establish the hierarchy of needs, and those who need to give input while those in authority to make the final decisions. Sometimes they are all the same person(s).
    • Plans change, intent may change, so a “Risk Analysis” identifies any hiccups we may foresee along the way.  It starts at the beginning of a basis, and will change until the day one closes escrow.
    • Comps change, your basis may also.  Consider Comparable actual SOLDS, with what is on the market, and the trends in the marketplace. 
    It is SUPER important to consider Comparables beyond the numbers!  Take the eagles eye view of the market, then dive into the details about the means and methods being used to aquire properties such as yours.
    • Forecast Frequently with Fiduciary duty. 
    •  Start the Sales Journey from the initial plan basis, but then make sure to massage the meaning to get to where you want to go financially, each step being reviewed with your team of Financial experts beyond real estate.
    • An offer may come in and at first not appear palatable. This is where your agent takes a look at the fish and considers, “How can we prepare this today in todays market, and can this work within the context of what we want and need?”

  • The Role of the Agent

    The real estate agent is the Agent of Change. Gone are the days of one person doing and knowing everything, and signing a slightly stirred stained napkin to seal a deal. A truly effective agent has a team of professionals defined in the context of:
    • Risk Adverse products, means and methods.
    • Financial professionals beyond simply Loans and Lending.
    • Preservation of Wealth Professionals offering 1031 Exchange options.
    • Preservation of Wealth Professional’s in an international arena.
    • Long term basis of doing business.  Selling a house should mean more to the person representing you than a one-time transaction.  Your home is not a hammer from Walmart. So you need a little more integrity and longevity in the means and methods to working with you.
